I'm Stuart Schonwetter. I've been a California real estate broker for three and a half decades — most of those years running the office, as the broker other agents brought their hardest transactions to. Along the way I became a licensed loan originator and served as president of an escrow company. Very few people have sat inside all three seats of a real estate deal. This site exists to give you what that view reveals.

Why this site exists

Nobody's job is to explain the deal to you. So I made it mine.

After thirty-five years, one thing kept bothering me: buyers walk into one of the largest transactions of their lives without understanding how it works — not because they aren't intelligent, but because nobody's role includes telling them. Agents move deals forward. Lenders close loans. Escrow follows instructions. No one at the table is paid to sit with the buyer and explain who works for whom, where the money goes, and where leverage quietly slips away.

Then 2024 changed everything: for the first time, buyers must sign written representation agreements before touring homes, and the old system of automatic buyer-agent compensation is gone. Most buyers still don't know what changed. This site is the answer to that.

Thirty-five years in real estate teaches you a lot. At some point you realize the most valuable thing you can do with that knowledge isn't just use it for your own clients — it's make it available to anyone who needs it.
