Sellers consistently want three things from their broker: price the home right, market it to real buyers, and get it sold within their timeframe. All three are downstream of the same skill — understanding the buyer. Buyers set the price ceiling. Buyers decide in the first minutes of a showing. Buyers write the offers, carry the financing, and hold the contingencies. A listing strategy that isn't built on how buyers actually behave is guesswork with a sign in the yard.
Pricing: The Buyer Decides, So Think Like One
Today's buyers arrive educated — they've seen every comparable sale before they see your living room. Price above the market's evidence and the educated buyers don't argue with you; they simply don't come, and the home sits while its strongest marketing asset — freshness — quietly expires. Price on the evidence and the same buyers compete. My pricing conversations are built the way I'd teach a buyer to evaluate your home, because that's who has to say yes.
The Highest Offer Isn't Always the Best Offer
This is where my background earns its keep. An offer is a promise wrapped in conditions, and promises vary wildly in quality. When multiple offers arrive, I read each one the way an escrow president reads a file: How strong and verified is the financing behind it? Who is the lender, and do they perform? What contingencies does the buyer hold, for how long, and what happens to your position if they're exercised? What's the true timeline to your money? A dazzling number attached to shaky financing can cost you weeks of market time and your strongest negotiating position when it collapses. The best offer is the one that closes — on your timeline, at terms that hold.
Disclosures: Your Protection After the Sale
California asks more of sellers than nearly any other state — the Transfer Disclosure Statement, the Seller Property Questionnaire, natural hazard reports, and more. Handled casually, disclosures are the leading source of seller liability after closing. Handled properly, they're your shield: a complete, honest disclosure package protects you long after the moving truck leaves, and it builds the buyer confidence that keeps deals together during escrow. I treat your disclosure file with the same care I spent years teaching agents to bring to theirs.
How I Work
One or two clients at a time, personally, in Santa Barbara and Goleta. For decades I ran the brokerage — training agents, reviewing their listings and contracts, and stepping in when transactions got hard. You get that experience directly, without layers of team members between you and the person responsible. Selling outside my area?
